Inspection notescompliant XML, in 30–45 minutes.

PLUMB BOB IS A CHAT — YOU TYPE OR TALK, IT FILLS THE REPORT.

Plumb Bob is a conversational co-pilot for residential appraisers preparing for the November 2, 2026 UAD 3.6 mandate. Inspection notes to compliant XML, without the form-filling — plus a compliance check that flags what would bounce, before you submit. Keep the forms software you already use — Plumb rides along.

§ 00  WATCH  ·  SIX-MINUTE DEMO

A full appraisal, start to file.

§ 01  HOW IT WORKS  ·  THREE STEPS

Describe the property. Confirm each section. Get the file.

01 · TALK OR TYPE

Describe the property the way you'd tell a colleague — or dictate it, or upload your field notes as a PDF. No fields to find.

02 · REVIEW, DON'T RETYPE

Plumb Bob drafts each section; you confirm or correct it. It refuses to finish a report that contradicts itself.

03 · GET THE FILE

Compliant UAD 3.6 XML, a URAR PDF, and a submission ZIP — you still deliver through your own forms software.

PLUMB BOB · LIVE SESSIONUAD 3.6
You: Two-story brick colonial, built '92, four beds, two and a half baths, 2,640 above grade. Partially finished basement.
Plumb Bob: Got it — year built 1992, 4 bed / 2.5 bath, 2,640 sqft GLA. Basement noted; I'll ask for the below-grade split before we finish.
You: Architectural shingle roof, replaced after hail — maybe six years ago.
Plumb Bob: Roof: architectural shingle, ~6 yrs. Ready for photos when you are — or type "skip".
§ 02  CAPABILITIES  ·  6 OF 6 SHIPPING

Everything the report asks for. Captured in conversation.

CAP · 01

Conversational property data capture.

Describe the subject in plain language. No tabs, no forms, no field-by-field navigation.

CHAT  ·  VOICE  ·  STRUCTURED
CAP · 02

Photo classification & condition scoring.

Drop in field photos. Plumb Bob identifies rooms, fixtures, and surfaces — and flags condition evidence for your rating. It never assigns a C1–C6 you didn't state.

VISION  ·  CONDITION EVIDENCE  ·  YOUR RATING
CAP · 03

Automated, traceable comparable adjustments.

Every line traceable back to the documented market rule it came from. Defensible by design.

RULE-BASED  ·  SOURCE TRACE
CAP · 04

UAD 3.6 schema-compliant XML output.

Generated against the published UAD 3.6 schema and checked against the Appendix H-1 rules before you submit through your own verified software.

XML  ·  XSD  ·  PRE-SUBMISSION CHECK
CAP · 05

Draft URAR PDF, generated in the same pass.

Reviewable draft in the standard URAR layout. XML and PDF stay in lockstep.

URAR  ·  SINGLE-FAMILY  ·  DRAFT WATERMARK
CAP · 06

Local MISMO 3.6 compliance validation.

Validated before delivery — full XSD plus roughly 400 of the 508 Fatal Appendix H-1 rules (~78%), with the exact count printed on every report. Errors surfaced in plain English, not stack traces.

XSD  ·  APPENDIX H-1  ·  EXACT COUNTS
§ 03  MEASURED AGAINST THE GSEs' OWN SAMPLES

We publish our score. Nobody else does.

You don't have to take our word for it.

Fannie Mae and Freddie Mac publish five complete sample scenarios with the official UAD 3.6 file each should produce. We run every scenario's narrative through Plumb Bob and compare our output to theirs, field by field — ground truth by construction.

86–96%value agreement with the official file on captured fields, across all five scenarios — today Plumb captures roughly half the official file's fields, and that number is published too
256/629Appendix H-1 compliance rules evaluated deterministically — the report states the exact count every run
0false positives tolerated: any check that flags the GSEs' own passing samples is removed

What Plumb captures, it gets right — and what it doesn't check, it says plainly. A PASS here never claims more than it measured. That's the whole product.

§ 04  STATUS  ·  PRIVATE TESTING
